Hello, you lucky room seeker!
After 2+ years I am leaving this wonderful flat to live with my partner and as a result I’m looking for someone to take over my lovely room. I am very flexible with the dates so you can move in anytime starting early September. Plus you’ll also start with the bonus of at least a few weeks of rent already covered by me, depending on your move in day!
The flat includes a huge open plan kitchen already equipped with literally everything you need for any kind of cooking. There’s a cosy lounge area next to it for you to enjoy the results or to recover from them – no culinary judgement here! The flat has a surprisingly large bathroom with a tub and then there’s the two bedrooms, all connected with a spacious hallway with plenty of shoe storage space. As you can see from the photos your bedroom comes fully furnished with a double bed, wardrobe and a small shelving unit. I’ll be more than happy to gift you the whole table with the shelf & the drawer unit you see in the photos too!
You will be sharing the flat with just one lovely housemate who has lived here for years. She’s kind, very friendly and perfectly balances always being up for a chat while also respecting your privacy. When the city isn’t locked down due to Covid she is out & about most of the time on any day but we also occasionally enjoy having a few friends over – you’re welcome to do so as well! It’s not a 24/7 party house but not some monastery of silence either. The best thing is that this place really feels like a home rather than just an apartment full of strangers you just happen to live with. Our household is very much LGBTQ+ friendly so if you have any issues with that at all – don’t bother.
Rent for the room itself is £625 per month and £115 for literally all the bills, all of which are reliably managed by the current housemate – you won’t need to hassle yourself with any extra contracts, one transfer a month and you’re good! So all included it totals to £740 a month (£185 per week!) with a properly fast internet connection to boot. Your half of the security deposit will be £735 and there’s also a single £50 charge for changing the name of the tenant which I will gladly cover for you because moving is stressful & expensive enough as it is.
The flat is managed by a reliable agency who honestly do their job properly, so to quote them:
“The new tenant will be asked to provide (through our digital referencing platform) an employment reference, landlord reference, and credit check. They will need a credit score of average or better without negative credit history. They will also need to be earning a gross salary of x2.5 the annual rent they are covering (at least £18,750 per year).”
Might sound complicated but it’s really not, just a standard agency process you see everywhere. This also means that you get a fully legal contract instead of some scrap paper and you will never have to deal with any elusive and/or intrusive owners – the agency is always responsive & really takes care of everything they’re obliged to in a polite & speedy manner.
Location wise this flat can’t be any better – it’s literally accross the street from Turnpike Lane tube station, that means Piccadilly line & night tubes almost at your doorstep – speedy travels during the day and safety at night! There’s a pleothra of bus stops around going in all directions too which means you can effortlessly reach Crouch End, Shoreditch & other great spots. And there’s even a National Rail station about 10 minutes away so you’ll be as connected as it gets!
And if you don’t feel like travelling there’s the high street – filled with shops, restaurants, pubs, a mall and 2 cinemas, all just around the corner. Loving nature more than shopping? That’s well covered too – there’s a park just outside your window, always tempting you to go out. If that’s too small some bigger parks are a few more steps away and if that’s still not enough the huge Alexandra Park is a 15 minute walk away too – perfect for some serious uphill jogging!
